Here are answers to the most frequently asked questions regarding applying for residence at Newman Court Apartments. If you do not find the answer to your question here, please e-mail or contact the main office.

How Do I Know If I'm Eligible to Reside at Newman Court Apartments?

bullet In order to be eligible for residency in Newman Court Apartments, you must meet the following:
bullet An individual or household is ineligible to receive low-income housing if the total annual household income exceeds:
bullet $24,850 for a 1-person household.
bullet $28,400 for a 2-person household.
bullet $31,950 for a 3-person household.
bullet $35,500 for a 4-person household.
bullet $38,350 for a 5-person household.
bullet $41,200 for a 6-person household.
bullet Newman Court Apartments does not accommodate households exceeding six members.

How Much Will I Be Expected to Pay for Monthly Rent?

bullet Because Newman Court Apartments is a low-income housing facility, applications are not accepted for residents who can afford to pay the basic or market rates for rent. However, they must meet county guidelines in order to be eligible for low-income housing. If these guidelines are met, their monthly rent is equal to 30% of their monthly household income (including salary, child support, and all other sources of income). If there is a change in status in the household monthly income, an adjustment will be made to the resident's monthly rent assessment.
bullet If a resident becomes ineligible for the Section 8 program (assuming the resident continues to receive some other subsidy), that resident will be required to pay the basic rate for rent. If a resident becomes ineligible for Section 8 and all other subsidies, that resident will be required to pay the market rate for rent.
bullet Newman Court Apartments - Basic Rates
bullet $604/month for a one bedroom apartment.
bullet $648/month for a two bedroom townhouse.
bullet $686/month for a three bedroom townhouse.
bullet Newman Court Apartments - Market Rates
bullet $672/month for a one bedroom apartment.
bullet $721/month for a two bedroom townhouse.
bullet $765/month for a three bedroom townhouse.

Does Newman Court Apartments Currently Have any Vacancies?

No, unfortunately we do not currently have vacancies. While we would love to welcome you to our community in the most expedient manner, we must maintain a waiting list.

How Long Is the Waiting Period?

The average waiting period between the date the application is filed and the date the new tenant moves into an apartment is approximately six months. The waiting period also depends heavily upon what type of unit the individual requests. For example:

bullet The waiting period for a One Bedroom Apartment is 3 Months.
bullet The waiting period for a Two Bedroom Townhouse is 12 Months.
bullet The waiting period for a Three Bedroom Townhouse is 9 Months.

Please note, these quotes are only estimates and are subject to change any time.

Does Newman Court Apartments Provide Emergency Housing?

While we are very sensitive to the issue of homelessness in our community, we are unable to provide emergency housing. However, there are other facilities in our area that provide this invaluable resource. (The following resources were listed in the Oakland County Directory of Human Resources, 1997-1998 edition).

What Is the Application Process?

In order for us to process your application, we will need the following information:

bullet A valid Driver's License or State ID for household members 18 years or older.
bullet A Social Security card for all household members.
bullet A Birth Certificate for household members under 18 years of age.
bullet The complete address of the applicant's present landlord.
bullet The complete addresses of previous landlords for the past five years.
bullet Your completed application forms, including:
bullet Verification of Income (Note: "Income" includes Salary, Social Security, Disability, Unemployment, Pension, Child Support, Gifts & Contributions, Student Loans, VA Loans, etc.)
bullet Verification of Assets
bullet Landlord Verification
bullet Verification of Student Status
bullet Child Care Forms
bullet Citizenship Forms
bullet Family Certification of Income
bullet Check List
bullet Verification of Information Provided by Applicants and Tenants of Assisted Housing
bullet Medical Expenses

Your application packet will include various informative brochures, including:

bullet An Application Cover Sheet
bullet An Application for Credit and Criminal Report
bullet "Things You Should Know" which details your responsibilities when applying for assisted housing.
bullet An Application for Occupancy Disclosure

You must call to set up an appointment to submit your application. Make sure you list the name of every person intended to reside on site with the head of household. Because we are a subsidized property, Section 8 certificates are not accepted.

bullet Appointments are available daily from 10:00 a.m. to 2:00 p.m.
bullet INCOMPLETE APPLICATIONS WILL BE DENIED.
